- According to Sturgeon County:
“The County shall permit development density up to a maximum of 20du/nrha on lands designated as Valley Core Reserve in Figure 5: Development Concept Map.” (Reference Material Page 20) - Received special permission to develop at the lowest density category (between 0 and 20 units per hectare).
- There are NO other low density developments permitted going forward
- The developer for Pinnacle Village can build between 0 and 20 houses. It is proposed that 15.5/ 16 units per hectare be developed, which is city living in a rural setting
- Residents do not want to be surrounded and suffocated by city living in rural lands. If development should take place, it should be consistent with the development that already exists - not city size lots
- Development in Area C is supposed to be developed in a “complementary manner to existing rural residential community”. This current plan is definitely NOT complementary to the country residential area that currently exists.
Sturgeon County says their objective is to “Avoid potential conflict with agriculture, particularly intensive livestock operations, when considering applications for multi-lot residential subdivisions.” (Reference Material Page 20) - Pinnacle Village is directly beside a farm and the developer for Pinnacle Village has plans to develop that farm as well. How is this avoiding conflict with agriculture?
