A member of Sturgeon County Administration was in attendance. How could there have been an in person event for this open house that Sturgeon County supported but all other public information/ consultation sessions for Sturgeon Valley South Projects were completed via Zoom due to the pandemic?

- Sturgeon Valley Developments INC. has applied for redistricting of its agricultural property, NE-13-54-25-W4M, for the planned subdivision
- The proposed Estates of Tuscany is located in division 1 between Tuscany Hills to the north and North Point to the south.
- The developer proposes 280 residential lots
- A variety of non-residential developments will be incorporated within the planning area, which will make this a “complete community”
- “Complete communities” have been synonymous with 15 minute cities where it is believed that residents will eventually be forced to access all their needs within a 1/4 hour radius of their homes
- This development was opposed in 2011 by the City of St. Albert and the City of Edmonton as it would “convert valuable farmland to residential.” (Reference Material 5)
- This development would convert valuable farmland to residential land, which goes against the county’s plan to protect lands for future generations as well as the animals who live here
- Are there not wetlands on this property? Wetlands are protected under the Alberta Wetland Policy and should not be destroyed, even with the Wetland Replacement Fee. Animals are and should not be EXPENDABLE for greed.
- Sturgeon County Council has already heard concerns about this proposed subdivision and even though the original public engagement was over 2 years ago during Covid, the Developer declined to hold another Open House until recently requested by council. In fact, the developer was NOT in attendance during the first reading of this bylaw.
- Interesting Fact: December 8, 2021 (DURING THE PANDEMIC) there was an IN PERSON Open House for current development proposal.
